Proudfoot Bird & Rawson designed this 12-story Classic Revival skyscraper, which was built in 1924. Bankers Life, the corporate predecessor of Principal Financial, occupied six floors until 1940 when the company moved to their new corporate headquarters and American Mutual occupied the building. The main entrance is highly detailed, with a vaulted ceiling, incorporating terra cotta and green marble. A terra cotta plaque has the symbols of commerce – a windmill, beaver and barrels. Nelson Construction with Shiffler Associates Architects (now ID8), converted the building to a mixed-use project. The desire to preserve the building’s generous windows led to the incorporation of a European room concept that ensures the space feels spacious and bright. Dividing the existing four elevators front to back to serve hotel and tenants separately maintains security, while preserving the unity of the historic lobby.
